Few words about W.T. Mitchell Group
W.T. Mitchell Group (RPM Realty Services, Inc.) was founded in 1993 by the principals of Riley Pearlman Mitchell Company as a boutique retail real estate company focused on single tenant build-to-suit and neighborhood shopping centers. At the time, Riley Pearlman Mitchell Company was involved in primarily large regionally oriented power centers of 25 to 100 acres in size. The principals, led by William T. Mitchell, saw an opportunity to create a business focused on what historically had been a very profitable segment of the retail development business. In 1996, William T. Mitchell acquired 100% of the outstanding shares of the company and began to do business in California as the W. T. Mitchell Group.
For many years the company only provided services to affiliate real estate holding companies in which it retained an ownership. As our business progressed, we were approached by individuals and corporations wishing to engage our services as a third party provider. In response to that demand, in 2005 the company began providing its services to non-affiliate companies and high net worth investors. These services have included third party real estate brokerage, investments, asset managements and real estate development.
Over the past 15 years the company’s business focus has changed, as the composition of retailing has changed. With the advent of department stores such as Target and Wal-Mart selling groceries, the traditional supermarket anchored neighborhood shopping center finds itself in transition. Many of the grocery store chains that anchored neighborhood shopping centers have been purchased by larger competitors or have gone out of business.
Today most of the projects in which we are involved contain a mixed use element. Our 40 acre expansion of the one million square foot Monte Vista Crossings Power Center in Turlock may include medical office, apartments, mini storage or other land uses in addition to 250,000 square feet of big box retail. The 15 acre redevelopment of a neighborhood shopping center on the San Francisco Peninsula will include a hotel, apartments and offices in addition to the supermarket anchored shopping center.
Our clients have included regional and national real estate companies, national retailers, family owned pension funds and high net worth investors. Since its founding, the company has completed the development, leasing and management of 7 ground-up shopping centers and 19 single tenant retail buildings. In 2008, the company underwent a corporate restructuring to better serve as a third party service provider by incorporating in California as the W.T. Mitchell Group, Inc.
