WT Mitchell Group was founded as a real estate development company focused on creating projects wholly owned by its principals. Today we primarily perform development services on a for fee basis. We bring an owner’s perspective to every new assignment we undertake. Our current clients include New York Stock Exchange traded companies, regional corporations and high net worth individuals.

Currently, all of our project managers have more than ten years of development experience. This experience includes large 100 acre power shopping centers, single tenant buildings, mini-storage facilities, residential subdivision, apartments, suburban office buildings and medical facilities.

As a developer we draw upon this experience and relationships to negotiate anchor tenant leases, land purchase agreements, city development agreements, architecture engineering and construction contracts, utility service contracts, governmental approvals, site plans, loan documents, management agreements, permanent financing arrangements and analyze reports as to the physical condition of the property and the condition of title. Our experience allows us to foresee the long term impact of each of these to the project’s success and bottom line.

Our project managers use the critical path scheduling method to monitor the progress of our development projects at every phase of development. This attention to detail has provided greater control over the timing of our developments which equates to higher returns on invested capital for our investors and clients.

South San Francisco, CA

Mixed use shopping center located at the corner of El Camino Real and Spruce, anchored by Safeway Food and CVS Drug Stores, Wells Fargo Bank, and other national chains with 225 market rate and affordable apartment homes.  Currently in development.

Turlock, CA

A 40 acre expansion currently under development of the Monte Vista Crossings Shopping Center.  The project will include over 300,000 sf of retail, medical offices and 150 senior independent living apartment homes.
