W.T. Mitchell Group Inc. was founded in 1993 (as RPM Realty Services, Inc.) by the principals of Riley Pearlman Mitchell Company as a retail real estate company focused on single tenant build-to-suit and neighborhood serving shopping centers. At the time, Riley Pearlman Mitchell Company was involved in large regionally oriented 25 to 100 acres Power Centers. The principals, saw an opportunity to create a business focused on what historically had been a foundational segment of the retail development business. In 1996, William T. Mitchell acquired 100% of the outstanding shares of the company and began to do business in California as the W. T. Mitchell Group.

For many years the company only developed retail properties.  As our business progressed we began to see the growing need for mixed use developments integrating residential, office and other uses into the design of our master plans.  Our 40 acre expansion of the one million square foot Monte Vista Crossings Power Center in Turlock may include medical office, apartments, senior housing, mini storage or other land uses in addition to 250,000 square feet of big box retail.  Today the company is currently involved in the development of four projects varying in size from 6.5 acres to 44 acres. 

Over the years we were approached by individuals and corporations wishing to engage our services as a third party provider. In response to that demand, in 2005 the company began providing its services to non-affiliate companies and high net worth investors. These services have included third party real estate brokerage, investments, asset management and real estate development.

 In 2010 the company formed a venture with Barcelon Associates Management Corp. “Affordable Senior Housing Partners, Inc.” to provide development and operations expertise in residential and senior housing components of our urban infill developments.  Barcelon Associates Management Corp has experience spanning 40 years of residential development, management, and operations of market rate, low income, special needs, government subsidized and senior housing.  This experience and track record will be a great benefit to all the new mixed used developments we undertake.

Our clients have included regional and national real estate companies, national retailers, family owned pension funds and high net worth investors. Since its founding, the company has completed the development, leasing and management of 7 ground-up shopping centers and 19 single tenant retail buildings. Our development activities during the boom of 2002-2006 were curtailed for the most part because we could not justify low, returns, given the historic risks associated with real estate. This fact has positioned us well today, to take advantage of this current correction real estate is experiencing.
